Reliable Abstracting Service is a wholesale abstracting company. This means we do all the work in- house so the price you pay is the lowest price possible.
We do not charge for mileage. We do not have any hidden fees and we plainly list the copy fees by county. Your price will never be padded with extraneous charges. We offer discounts for higher volume clients.
Each order is accompanied by a standardized report summarizing probate findings, taxes and chain of title. We can tailor these reports to whatever requirements you may have, such as detailed tax maps of the property.
In addition to title searches we also perform numerous other services. We retrieve and file documents, examine and report on estate records and research county mapping resources. If you have other services you need please let us know and we can do that too!
This is a partial list that defines some of the services we offer. If you have a special request email us and we can accomodate it.
Title Services
* Current Owner Search: We provide at least a 24 month chain of title, any R.O.W. and easements on the property, current tax records, UCC/Judgment/Tax Liens are searched, all open mortgages, assignments and modifications. Average copy count: 10.
* Two Owner Search: All of the above plus information on two most recent owners. Average copy count: 12.
* 30 Year Search (state statute): All of the above plus minimum 30 year chain of title deeds. Average copy count: 18
* Single document retrievals: Standard price, discounts apply if 2 or more ordered from same location/same day.
* Updates up to 24 months standard fee, over 24 months additional fee.
*UCC/Judgment/Tax Lien searches: Order two on same individual and the third is free.
We understand the importance of quoting an accurate price. Unfortunately we have no way of predicting with 100% accuracy the copy costs on any given order. Additionally, orders which may at first appear simple, such as a current owner search, can become much more complex due to interfamily transfers, estate issues, defective deeds or other unforseen circumstances. In these cases where additional work is called for we try, if at all possible, to adhere to our original quote but we may have to adjust our fees to deliver a quality product.
